What if Mom and Dad Want to Age in Place?

Many of us reach a moment when our parents look at us and say, “I’m not going anywhere.”  They love their home, their routines, and the memories tied to every room.  Aging in place can be a beautiful choice – but it also comes with important conversations, planning, and support.  If Mom & Dad staying in their home is an option, you’ll likely be forced to consider some modifications to make the home a safe place for them as walkers, wheelchairs, lift chairs, etc. began to come into play.  Unfortunately, all home modifications are not created equal when it comes to a home’s sales price.  Some enhance its value.  Others reduce it.

A few modifications that may improve home value for seniors:  Full bathroom on main level, non-slip floor surfaces, curb-less shower entry, entrances without steps, lever door handle (rather than knobs), automated light shades, smart lighting systems ( voice activated).

Some aging in place modifications can decrease the value of a home, such as:  Elevators, adding an in-law suite, permanent exterior ramps, chair or wheelchair glides on stairs, large grab bars, walk-in bathtubs.

It’s important to note though, that even with features that could increase the value of a home, the cost of making that change could outweigh the benefit. Before you commit to modifications, talk with a real estate agent in your area.  They can guide you as to what changes might hurt the resale of the home in the future.

There’s no one-size-fits-all answer when it comes to aging in place – but there is value in having the conversation early.  These conversations aren’t always easy, but they matter.  A thoughtful plan can help honor independence today while preparing wisely tomorrow.
